BM Home Services – Service Agreement

This Service Agreement outlines the terms and conditions for services provided by BM Home Services. By approving an estimate, scheduling service, or submitting payment, clients agree to the terms outlined below. 

Service Authorization

Approval of a BM Home Services estimate, scheduling service, or submitting payment, the client authorizes BM Home Services to perform the services described in the estimate and agrees to the terms outlined in this Service Agreement.

Approval of the estimate constitutes authorization for BM Home Services to access the property for the purpose of performing the agreed services.

Scope of Work & Additional Services

Services provided by BM Home Services are limited to the work specifically described in the approved estimate.

Any additional services requested outside the original scope of work may require a revised estimate and additional charges. BM Home Services will notify the client before performing additional work whenever possible.

Home Cleaning Services

BM Home Services provides residential and short-term rental cleaning services including general cleaning, deep cleaning, and recurring maintenance cleaning.

Clients are responsible for providing safe and reasonable access to the property and ensuring the work areas are safe for service.

For recurring cleaning services:

• Service frequency will be agreed upon in advance
• Clients may reschedule appointments with at least 24 hours notice
• Missed appointments or late cancellations may be subject to a service fee

Cleaning services are performed using reasonable care. BM Home Services is not responsible for damage caused by:

• pre-existing damage to surfaces or fixtures
• fragile items not secured by the homeowner
• improperly installed fixtures or furniture

Clients are responsible for securing valuable or delicate items prior to service.

Cleaning Condition Disclaimer

Cleaning estimates are based on average home conditions. If a property requires substantially more time due to excessive buildup, neglected cleaning, or unexpected conditions, additional charges may apply and will be discussed with the client before proceeding.

Yard Maintenance & Landscaping Services

BM Home Services provides yard maintenance services such as debris removal, seasonal yard cleanup, pine straw installation, mulch installation, gravel installation, and general property maintenance.

Landscaping services are performed based on visible conditions at the time of service. BM Home Services is not responsible for damage to underground utilities, irrigation systems, landscape lighting, or other hidden components that are not clearly marked or visible.

Natural materials such as pine straw, mulch, and gravel may shift, settle, or change appearance over time due to weather, drainage, or environmental conditions.

Clients are responsible for identifying irrigation systems, drainage lines, landscape wiring, or other underground components prior to service.

Window Cleaning & Exterior Washing

BM Home Services provides window cleaning and exterior washing services including cleaning of glass, frames, sills, and exterior surfaces.

While every effort is made to safely clean exterior surfaces, BM Home Services is not responsible for damage resulting from:

• defective window seals
• deteriorated window frames
• oxidized siding
• cracked glass
• loose trim or caulking
• improperly installed windows or fixtures

Exterior cleaning may reveal pre-existing damage that was not visible prior to service.

Handyman & Repair Services

BM Home Services may perform minor repairs, maintenance tasks, and handyman services including deck repairs, small carpentry work, fixture replacement, and hardware installation.

Repair work may expose hidden damage or structural issues that were not visible prior to beginning work.

BM Home Services is not responsible for hidden structural issues including:

• rot or structural deterioration
• concealed water damage
• electrical or plumbing issues
• previously damaged framing or materials

If additional issues are discovered during repairs, additional work may be required and will be discussed with the client before proceeding.

Deck Repairs & Exterior Structures

Decks and exterior structures may contain hidden deterioration such as rot, weakened framing, or fastener failure that may not be visible during initial inspection.

BM Home Services is not responsible for structural deficiencies that were not visible prior to beginning repairs.

Home Watch Services

Home Watch services consist of visual inspections of accessible areas of the property.

These inspections are not technically exhaustive and do not replace inspections performed by licensed contractors, plumbers, electricians, HVAC technicians, or other specialists.

BM Home Services is not responsible for hidden issues, structural defects, mechanical failures, or conditions that are not visible during routine inspections.

Winterization & Freeze Protection

BM Home Services does not provide winterization services unless specifically contracted.

Homeowners are responsible for ensuring their property is properly winterized when necessary.

Home Watch visits may include visual checks for signs of freezing, leaks, or heating failure; however, BM Home Services cannot guarantee prevention of frozen pipes, water damage, or equipment failure caused by extreme temperatures, power outages, or mechanical malfunction.

Emergency Service Authorization

If BM Home Services discovers a condition that may cause damage to the property during a Home Watch visit (such as water leaks, heating failure, storm damage, or other urgent maintenance issues), the client authorizes BM Home Services to attempt to contact the homeowner.

If the homeowner cannot be reached and immediate action is necessary to prevent further damage, the client authorizes BM Home Services to contact qualified service providers on the client’s behalf.

All repair or service costs remain the responsibility of the homeowner.

Property Protection

Clients are responsible for removing or securing fragile, valuable, or sensitive items near work areas prior to service.

BM Home Services is not responsible for damage resulting from pre-existing structural issues, deteriorated materials, or improperly installed fixtures.

Pets & Animals

Clients are responsible for securing pets prior to the start of service.

BM Home Services is not responsible for pets escaping from the property or interruptions caused by animals.

Service may be paused or rescheduled if animals create unsafe working conditions.

Work Area Safety & Ladder Use

Clients are responsible for ensuring that work areas are reasonably safe and accessible.

BM Home Services may require the use of ladders, tools, and specialized equipment to perform services such as window cleaning, exterior maintenance, and repairs.

BM Home Services is not responsible for damage caused by:

• unstable ground conditions
• weakened decking or railings
• hidden structural issues
• improperly secured building components

If BM Home Services determines that a work area presents a safety risk, service may be postponed, modified, or declined.

Scheduling & Access

Clients must provide safe and reasonable access to the property at the scheduled service time.

BM Home Services reserves the right to reschedule services due to unsafe conditions, severe weather, or circumstances outside of our control.

Payment Authorization

By approving an estimate, scheduling service, or providing payment information, the client authorizes BM Home Services to charge the approved payment method for services performed according to the approved estimate.

For recurring services, the client authorizes BM Home Services to charge the payment method on file for scheduled services unless otherwise arranged in advance.

Payment Terms

Payment is due upon completion of services unless otherwise agreed in writing.

Invoices not paid within 7 days of completion may incur a late payment fee of 5% of the outstanding balance.

Accounts unpaid after 30 days may be subject to additional collection efforts.

Payment Disputes

Clients agree to contact BM Home Services directly to resolve any concerns regarding services or billing prior to initiating a chargeback or payment dispute with their financial institution.

Chargebacks initiated for services that were completed according to the approved estimate and service agreement may be subject to additional administrative fees and collection efforts.

Minimum Service Charge

BM Home Services reserves the right to apply a minimum service charge for small service visits.

Estimate Validity

Estimates are valid for 30 days from the date issued unless otherwise noted.

Marketing & Photo Use

BM Home Services may take photographs of completed work for documentation and quality control purposes.

Unless otherwise requested by the client, BM Home Services may use photographs of completed work for marketing, advertising, website, or social media purposes. These photographs will not include identifiable personal information whenever possible.

Clients may request that their property not be photographed for marketing purposes prior to service.

Right to Refuse Unsafe Work

BM Home Services reserves the right to refuse or stop work if conditions are deemed unsafe, including but not limited to:

• hazardous weather
• unstable structures
• aggressive animals
• unsafe working environments

Satisfaction Guarantee

If a client is not satisfied with completed services, they must notify BM Home Services within 24 hours so the issue can be reviewed and addressed.

Acceptance of Terms

Approval of an estimate, scheduling of services, or payment confirms acceptance of this service agreement.
